Avoid any direct soil contact with wood by using concrete or composite sleepers, gravel beds, or protective barriers where decks meet planters and landscaping; mulch and planting beds should be kept several feet away from wood. Inspect the porch and deck seasonally for soft spots, mud tubes, frass, or changes in paint and caulk, and probe suspicious areas with a screwdriver to detect early decay or insect galleries before damage accelerates.

Common mistakes are using untreated dimensional lumber too close to grade which invites rot and wood eating insects, so replace those members with ground contact rated material or composite and ensure the lowest wood is at least three inches above mulch and soil. A second frequent issue is poor flashing and ledger attachment which allows moisture to wick into the house and joists; remedy this by retrofitting continuous metal flashing, sealing all fastener penetrations, and checking that connectors are corrosion resistant. A third is restricted airflow under decks caused by stored materials or soil buildup, which prolongs wetness and fosters fungal decay and insects, so clear the area, maintain a free draining surface, and use vented skirting or spaced lattice to keep air moving.
