A leaking temperature and pressure valve on a water heater is a safety red flag that needs fast attention.
Start by identifying if the valve is truly leaking or just discharging during normal operation. Put a small container under the valve outlet and check again after a few hours to confirm the source. If it is wet, test the valve by gently lifting the lever for one second to flush debris, then let it snap shut and watch if the drip stops. Verify the water heater’s thermostat is set to a safe temperature, typically around one hundred twenty degrees, because overheating can cause the valve to open. Check the home’s water pressure with a simple gauge on a hose bib; if pressure routinely rises above eighty pounds per square inch, add or fix a pressure reducing valve. If you have a closed plumbing system with a check valve, install or service a thermal expansion tank sized to the water heater to absorb expanding hot water.
The three most common issues are a worn out valve, excessive pressure, and overheating. If the valve is old, corroded, or keeps dripping even after a brief flush, replace it with a matching temperature and pressure valve rated for your tank and install it with approved thread sealant while the tank is off, depressurized, and cool. If pressure spikes are the culprit, add a properly set pressure reducing valve and a correctly charged expansion tank; set the expansion tank air charge to match your static house pressure using a tire gauge. If the water heater is running too hot, lower the thermostat to one hundred twenty degrees, verify both thermostats on an electric unit are calibrated, and clean sediment by draining the tank until clear flow returns, which helps prevent hot spots that trip the valve. If any step feels uncertain or you see continuous discharge, shut off the water and energy source and call a licensed plumber right away.
