The Oatey twist-and-seal flange speeds toilet reinstallations by allowing simple height adjustment and a reliable wax-free seal after a remodel.
This flange uses a flexible rubber gasket that flares upward to create a tight, water resistant connection against the toilet horn while rotating independently from the metal or plastic base so you can set the toilet flange rotation without disturbing the seal. Installers should first dry fit the flange and toilet to determine the final finished floor height then compress or extend the rubber gasket as needed to match the toilet horn height; the gasket is forgiving over a range of offsets which reduces risk of leaks from an uneven floor. Because the gasket rotates, you can align the toilet bolts precisely while the base is anchored in place, so mark and pre drill pilot holes through the flange base into the existing flange or subfloor and use stainless steel or corrosion resistant screws to prevent future loosening. For retrofit work where the existing drain is three inch polyvinyl chloride, the Oatey unit slips over that pipe with minimal trimming, and you can use a short hub adapter or coupling if the connection needs to transition to a different material. To keep the seal lasting, clean the toilet horn and the rubber gasket contact surface before final assembly and avoid over tightening the toilet bolts which can deform the gasket; tighten alternately and gradually until snug. If you encounter an out of plumb drain, use thin shims beneath the flange base to level it before final screw down so the rubber gasket can seat evenly.
Three common problems are poor alignment, uneven finished floor height, and using the wrong fasteners for the base which leads to movement and leaks. If alignment is off the rotating gasket lets you reposition the toilet without reseating the base so loosen the bolts slightly, spin the toilet to align the bolt slots, then retighten evenly. For floors that changed height either build up with thin underlayment or use the gasket compression range to make up small differences, and for larger offsets combine the twist and seal with a ring spacer designed for your flange model. If the wrong screws or degraded substrate cause wobble, remove the flange, replace or reinforce the subfloor area, and secure the flange with longer corrosion resistant screws into solid framing where possible.
